San Francisco, CA – February 26, 2025 – IMPACT Community Capital announced today that it closed or committed to 15 affordable housing deals in the fourth quarter of 2024, totaling more than $149 million in financing across 2,170 affordable housing units.  In 2024, IMPACT facilitated investments totaling $371 million across 5,693 units, including 13 loan commitments amounting to $64.5 million and 32 loan purchases exceeding $307 million.

“IMPACT’s investments in Q4 and throughout 2024 reflect our commitment to identify opportunities that support risk-adjusted returns for our investors. ” said Michael Lohmeier, President and CIO of IMPACT Community Capital.

Among IMPACT’s notable Q4 transactions, the firm provided financing for Oasis Senior Villas, a 95-unit community in Riverside, California, that serves low-income seniors and veterans. 68 units at the property are subsidized by Section 8 and Veterans Affairs Supportive Housing contracts, ensuring affordability for its residents. The property, originated by Bank of America, will receive more than $4.9 million in tax-exempt permanent mortgage financing from IMPACT.

Additionally, IMPACT supported the preservation of affordable housing in Q4 through financing the Treetop Portfolio, a collection of ten Section 8 properties located across multiple markets in Mississippi and Alabama. With $32 million in fixed-rate bridge loans, the financing has allowed Treetop Companies to acquire and maintain the 925-unit portfolio. The properties will continue to serve low-income families and seniors and ensure long-term affordability in these markets.
